What a Warehouse Fit Out Involves

Most warehouse spaces start life as a structural envelope — steel portal frame, block walls, a concrete slab and whatever ducting the last tenant left behind. Getting from that to a working office and amenities area takes careful sequencing across a dozen trades.

Warehouse Office Out fit

The office is where a warehouse fit out earns its keep. It’s where your team spends the day, where clients form an impression, and where poor planning shows up fastest.

We build warehouse offices as proper commercial spaces, not partitioned corners. That means a full suspended ceiling grid with recessed LED panels for even, glare-free light; ceiling cassette air conditioning positioned around the finished layout rather than fought around afterwards; commercial-grade carpet tile in open-plan zones for acoustics and easy spot replacement; and timber-look vinyl plank through reception and meeting areas where you want a warmer, more presentable finish.

Framed glazed doors and internal windows are worth planning early. They let daylight travel deep into the tenancy, keep sightlines open across the floor, and give managers and meeting rooms privacy without creating dark boxes.

Open-plan, cellular, or a mix

We’ll work through the layout with you before anything is framed — how many workstations, which roles need enclosure, where the meeting room sits relative to reception, and how staff move between the office and the warehouse floor. Getting the partition set-out right up front avoids the most expensive change of all: moving a wall after the ceiling, lighting and air conditioning are in.

Kitchenettes, Lunchrooms and Staff Amenities

Warehouse staff amenities are frequently the afterthought — and the first thing employees complain about. We build practical, hard-wearing kitchenettes with laminate or laminate-faced cabinetry, durable benchtops, undermount or drop-in sinks, appliance and microwave provisions, and integrated desk or seating nooks where space allows.

Where a fit out includes toilets, showers or change facilities, we coordinate the plumbing, waterproofing, tiling and ventilation as part of the one program.

Suspended Ceilings and Lighting

Exposed insulation, ducting and steelwork make a space feel unfinished and are difficult to keep clean. A suspended ceiling grid conceals services, dramatically improves acoustic comfort, makes future maintenance access straightforward, and gives you a clean plane for lighting, air conditioning outlets, smoke detection and sprinklers.

We set out ceiling tiles, light fittings and air conditioning diffusers as a single considered grid — so the finished ceiling reads as deliberate rather than assembled by four separate trades on four separate days.

Commercial Flooring for Warehouse Spaces

Different zones need different floors. We specify and install:

  • Carpet tile — open-plan offices, for acoustic dampening and individual tile replacement
