Warehouse Fit Outs in Wandi
If your Wandi tenancy is still a slab, a portal frame and whatever the last tenant left behind, we can turn it into a space your staff will actually use.
Working in Warehouses Around Wandi
The industrial units around Wandi vary enormously in what they arrive with. We take whatever shell you have signed for and build the office, amenities and finishes into it under one contract.
Every Wandi fit out starts the same way: we walk the tenancy with you, work out what the business actually needs from the space, and set out the partitions before the ceiling, lighting and air conditioning are locked in around them.
We work in Wandi regularly — it is a short run from our Melville base.

The Scope of a Warehouse Fit Out, Wandi
The scope of a Wandi warehouse fit out depends entirely on what you have inherited. Some tenancies come with a serviceable office shell; others are a slab and four walls. We price what is actually there, not a template.
A typical Quest warehouse fit out in Wandi covers:
- Suspended ceilings — grid ceilings to conceal services, improve acoustics and bring warehouse-height spaces down to a comfortable office scale
- Electrical and data — LED panel lighting, power and data outlets, switchboard upgrades and cable management
- Air conditioning — ceiling cassettes, ducted systems and diffusers set out to suit the finished layout
- Commercial flooring — carpet tiles, vinyl plank, safety vinyl and sealed or coated concrete
- Kitchenettes and lunchrooms — cabinetry, benchtops, sinks, appliance provisions and integrated desk nooks
- Glazing and doors — framed glazed doors, internal windows, borrowed light panels and secure entry points
- Painting and finishing — sealing and painting block work, plasterboard, skirtings, architraves and reveals
- Amenities — staff toilets, showers, change areas and accessible facilities
- Mezzanine floors — additional floor area over office or storage zones where the shell height allows it
- Racking and bollards — protection for corners, door frames and partition ends in forklift traffic areas
On most Wandi projects the strip out reveals something the drawings did not show. We would rather find that early and tell you than discover it at the finishing stage.
The Office End of a Wandi Warehouse Fit Out
The office is where a Wandi warehouse fit out earns its keep. It is where your team spends the day, where clients form an impression, and where poor planning shows up fastest.
We build Wandi warehouse offices as proper commercial spaces, not partitioned corners. That means a full suspended ceiling grid with recessed LED panels for even, glare-free light; ceiling cassette air conditioning positioned around the finished layout rather than fought around afterwards; commercial-grade carpet tile in open-plan zones for acoustics and easy spot replacement; and timber-look vinyl plank through reception and meeting areas where you want a warmer, more presentable finish.
Acoustic performance is the thing most Wandi warehouse offices get wrong. A stud wall with insulation and properly sealed junctions to the slab and ceiling is the difference between a meeting room and a glass box with a forklift beeping through it.
Where the office meets the warehouse
The junction between the office and the floor does the most work in the building: it is the acoustic barrier, the dust barrier, the thermal barrier and usually the main staff route. Detailing it properly — sealed head and base, a decent door, an entry mat zone — is unglamorous and makes the whole office better.
About Wandi and the Space We Fit Out There
Ask the staff in any Wandi warehouse what they would change about the building and you will hear about the kitchen and the toilets long before you hear about the office.
Where a fit out includes toilets, showers or change facilities, we coordinate the plumbing, waterproofing, tiling and ventilation as part of the one program — so no one is waiting on a plumber who is waiting on a tiler.
Plumbing runs are the constraint nobody expects. Where the existing drainage sits in the slab of your Wandi unit will influence where a new toilet or kitchen can sensibly go, and that is worth checking before a layout is settled.
About Wandi and the Space We Fit Out There
Around roughly 25 km south of the Perth CBD, Wandi is part of Perth’s southern suburbs and is an area carrying a good mix of small industrial units, workshops and trade businesses. Geographically it sits in the flat Swan Coastal Plain, with the usual mix of parks, reserves and established residential streets.
On Wandi sites the work most often involves:
- Partitioned meeting rooms carved out of an open workshop area
- Suspended ceilings dropped over the office end to make it liveable to work in
- Lunchroom and toilet upgrades in units where the amenities date from the original build
- A single office and kitchenette built into a strata warehouse unit
- Suspended ceiling grids with recessed LED panel lighting
- Kitchenette cabinetry and benchtops built to the available space
The single most common regret we hear on Wandi fit outs is undersized amenities. A kitchenette and lunchroom scaled to the headcount you had when you moved in becomes a problem the moment you add a shift. It is much cheaper to build the capacity in than to add it later.
Nearby suburbs we cover include Mandogalup warehouse fit outs, Success, Postans, Oldbury and Forrestdale. Same team, same approach.
Servicing Wandi from Melville
Wandi sits inside the area we work in week to week from our Melville office, so the practical things are easy: getting across to look at the space before quoting, dropping in mid-build when a decision needs making on site, and coming back after handover if something needs attention.
That proximity is worth more than it sounds on a fit out. Most of the decisions that cost money are made standing in the tenancy with a tape measure, not over email. Call us on 0438 952 515 and we will arrange a look through the space.
